
Karrinyup Shopping Centre Re-Roofing
A live environment office transformation, delivered with precision and minimal disruption.
With the original shopping centre’s roof at end of life, we were engaged by GPT to undertake the reroof which we programmed over two stages directly over two sections of the shopping centre – both of which had a high footfall.
During tender, we identified that some of the existing mech plant could not be removed and reinstated by crane due to the distance it needed to reach so we obtained a price to remove and reinstate by helicopter.
Upon award, workshops and investigations with our carefully selected subcontractors who had demonstrated experience of working on such projects and environment, identified that the roof clips selected did not suit the roof profile. Solution focussed, we worked with them to identify, arrange approval and procure a suitable roof clip.
Other challenges along the way was the removal of the former skylights that were under the existing roof. No structural details were available and with restricted timeframes in which to work, we workshopped the methodology to undertake investigation s and safely remove them out of hours to not impede operations. Safe access ways have also been installed.
To mitigate disruption to the centre and operations, we combined scope, utilising the crane used by the roofing contractor to load and unload roof sheets, to also load and unload mechanical plant out of hours. Redundant services were removed and during mechanical removal, temporary AC units were installed in tenancies to mitigate heat during summer.
The project was staged to accommodate the ‘No Work Period’ over Christmas. Upon completion, the roof now has no leaks into the Centre benefitting the operations team and we were subsequently awarded the base build upgrades to the perimeter security.
