Staged lobby and amenity upgrades delivered in an occupied tower with high-end finishes, seamless services integration, ahead of schedule.
Trigon Projects was engaged to deliver the staged refurbishment of bathroom amenities, central corridors and lift lobbies across Levels 1 to 4 at 240 St Georges Terrace, as part of Dexus’s ongoing upgrade program for the tower. The project focused on revitalising high-traffic common areas while maintaining full tenant occupation and operational continuity.
The scope included demolition and reconfiguration of existing layouts, installation of new wall and floor finishes, upgraded lighting and mechanical services, and the integration of updated fixtures and fittings in line with upper-level refurbishments. Services integration was carefully managed to ensure alignment with existing systems and compliance with current standards. All noisy works were completed outside business hours, and lift lobby works were carried out over weekends to ensure continuous lift access to each floor.
Staging was critical to minimising disruption, with detailed planning around material procurement, site access, and sequencing. Two floors were refurbished at a time, but not consecutive floors, to allow tenants to access adjacent amenities via stairs and reduce disruption. Early procurement targets were achieved to meet financial year deadlines. Design coordination with Dexus and Hunt Architects ensured a consistent outcome in both appearance and function.
The result is a modernised, cohesive upgrade that enhances the tenant experience and supports long-term asset value. Works were completed three weeks ahead of schedule despite additional scope being introduced during delivery.
